Not sure what is inside the walls of your Renton house? We set up the testing that tells you. An accredited inspector cuts small samples, a lab checks them, and you receive a written report that any contractor can price from.

Renton’s remodel page says a survey is required before renovation or demolition work, and the same report is the starting point for removal. We arrange testing in Renton, Bryn Mawr-Skyway and East Renton Highlands.

What you might need tested

A kitchen or bath remodel

Samples come from the spots the work will open: the floor layers, the wall behind the tub, the ceiling if it is coming down. Own and live in the single-family house? You may take them yourself. If the place is rented, an accredited inspector must.

A larger renovation

More rooms means more materials on the list, such as texture, joint compound, tile and insulation. The more that will be disturbed, the more the survey has to cover.

A teardown

Demolition needs the whole building surveyed by an accredited inspector, even when the owner lives there. The result also feeds the demolition notice.

One material you are curious about

One sample answers a single question, whether that material holds more than 1% asbestos. It says nothing about the layer under it or the next room. Treat it as a first look, not as a survey.

What the report should tell you

Ask the survey to settle the questions that decide cost and paperwork.

How much

Each positive material gets a measured amount in square or linear feet. Those figures decide which notices apply, and a contractor cannot quote the job without them.

Where

Samples speak only for where they were taken. A wall you add or a floor layer you lift later needs its own.

Who sees it

Under state law, someone has to check for asbestos in good faith before work that could stir it up, and that someone is the owner or the owner’s agent. The written report then goes to every contractor before bids come in.
